Celebrating Innovation: Georgia’s Landing Wins Best Innovative Feature for a Community Award

We are honored to share that Georgia’s Landing has been recognized with the Best Innovative Feature for a Community Award at the 2025 Major Achievements in Merchandising Excellence (MAME) Awards—often called the Academy Awards of new home sales and marketing. The ceremony, hosted by the Home Builders Association of Raleigh–Wake County, took place in May at the Raleigh Convention Center.

Award-Winning Community Design

Located just 10 minutes from the Farmers Market District and 14 minutes from Downtown Raleigh, Georgia’s Landing stands as a testament to innovation, collaboration, and forward-thinking community planning. Mungo Homes led the development, and D. Clugston contributed its expertise to craft a central feature that elevates the resident experience: a resort-style aquatic complex.

The D. Clugston Aquatics Division

With more than 20 years of experience in pool design and aquatics, D. Clugston was the natural partner to bring this vision to life. The resulting pool is more than a leisure amenity—it’s the community’s signature gathering place. Highlights include:

• Resort-Style Pool with Organic Form: Featuring a distinctive central island designed to blend functionality with natural aesthetics.

• Lazy River: A winding water feature that adds relaxation and fun for all ages.

• Cabana & Game Room: Spaces designed for social connection and recreation.

• Complementary Amenities: Including a dog park, playground, walking trails, and pocket parks to support active, family-friendly lifestyles.

  
  

When designing a modern pool and clubhouse, the focus is increasingly on creating a fluid, inclusive, and social environment that brings people together both in and out of the water. One key design feature is the integration of a lowered bar area that serves guests both inside the pool and out—blending leisure and function. This dual-access design not only enhances the resort-style ambiance but also encourages community interaction.

Equally important is ADA accessibility, which is addressed by incorporating equal opportunity bar seating that accommodates all guests, regardless of mobility. Ensuring that people with disabilities can enjoy the bar area alongside others reinforces the inclusive vision for the space.

The lazy river was designed as more than just a relaxing water feature—it acts as a circulatory path throughout the pool area. Wide entry and exit points allow for an effortless flow of residents moving from one part of the pool to another, reinforcing its function as both a recreational and practical element.

To complement the movement and energy of the lazy river, the freeform shape of the pool was chosen to mirror its organic, winding layout. This design not only feels natural and inviting but also avoids rigid lines, making the entire area feel like a cohesive, flowing oasis.

Georgia’s Landing reflects what’s possible when technical expertise and creative vision align. D. Clugston is proud to have collaborated with Mungo Homes and the broader project team to deliver a community centerpiece that has now been recognized as one of the most innovative features in the region.
