About the Position
We are seeking an experienced Commercial Project Manager with a proven track record of successfully delivering complex projects on schedule and within budget. The ideal candidate will have experience managing commercial projects from preconstruction through closeout and understands the level of quality and attention to detail required for high-visibility
community facilities.
This role serves as the primary company representative responsible for overall direction, completion, and financial performance of assigned projects. The Project Manager will oversee contract administration, procurement, subcontract management, scheduling, financial forecasting, and client relationships to ensure successful project delivery.
Key Responsibilities
The Project Manager provides leadership throughout the life of a project while maintaining a strong focus on quality, safety, schedule adherence, and financial performance. This position requires proactive communication with owners, consultants, subcontracts, and internal team members to ensure project success and client satisfaction.
The Project Manager also plays a key role in maintaining strong client relationships and supporting future business opportunities by consistently delivering on company commitments.
Preconstruction Services
Coordinate with the design team, consultants, and ownership throughout the preconstruction phase.
Assist in developing, reviewing, and monitoring project budgets and cost reports.
Collaborate with the Preconstruction team to develop accurate scopes of work and bid packages to ensure complete project coverage.
Develop key milestone schedules and site logistics plans for inclusion in Request for Proposal (RFP) packages.
Review subcontractor proposals for completeness, scope coverage, and clarity.
Manage the subcontractor selection and contracting process, including:
Construction Services
Collaborate with the Project Superintendent to develop and maintain a comprehensive project schedule.
Develop and manage procurement schedules, including tracking long-lead materials and equipment.
Review contract documents with project stakeholders including owners, subcontractors, suppliers, and agencies to ensure work is executed in accordance with contract requirements.
Manage project administration and daily operations including, but not limited to:
o Safety and risk management
o Project scheduling and schedule updates
o Pay applications
o Change orders
o Subcontractor billings
o RFIs and submittals
o Project documentation and closeout processes
Establish and maintain communication with suppliers and key project partners to ensure timely procurement and delivery of materials, equipment, and labor resources.
Ensure all project participants clearly understand performance expectations, schedules, and quality standards.
Qualifications
7+ years of commercial construction project management experience
Proven success delivering large ground-up commercial projects
Strong financial acumen and forecasting ability
Experience managing multiple subcontractors and complex scopes
Proficiency in Procore or similar construction management platforms
Excellent leadership, negotiation, and communication skills
Bachelor’s degree in Construction Management or related field experience
